Building
To uphold the standards of Sea Horse Ranch and maintain the beauty of the community, certain regulations need to be followed with each villa construction. Assuring that these standards are met keeps all owners and visitors very happy with our little paradise.
Building requirements include a minimum size (currently 350m2), minimum and maximum ceiling height, plus one or two story design except on the ocean front where only one story is permitted.
Each villa is built with privacy in mind and therefore Sea Horse Ranch requires border setbacks that vary according to location, but are generally 18 meters from the street, 5 meters from the sides and 10 meters from the back.
The Finest Materials
Sea Horse Ranch construction materials and requirements include cement block walls and poured cement or wooden roofs finished with terracotta tone tiles. Roof lines are required a minimum of 33º incline. Also required is a space for easy access to rubbish and a laundry drying area that is not visible from the street.
Finishing materials include a complete selection of ceramic tiles, state of the art bathroom fixtures including spas, jacuzzis and all glass showers. Fine local craftsmen are the most often used source for woodwork, tile work and custom designs for bathrooms, kitchens and woodwork. Imported custom cabinets, doors,and windows are also readily available for building your villa.
Building Professionals
Sea Horse Ranch will provide a recommended list of architects and builders upon request. Excellent local architects are available and owners are free to make their own choices. Sea Horse Ranch also conveniently provides a design and construction service including fixed pricing and delivery dates.
Home Furnishings and Accessories
Home supply stores are plentiful in the D.R. including American and European brand names plus a complete line of locally constructed furniture including rattan, wicker, bamboo, wrought iron, teak and pine. Additionally, the Dominican Republic boasts the Caribbean's largest antique warehouses.
Appliances
A wide variety of appliances are also available including GE, Kenmore, Viking, stainless stoves, dishwashers, ovens, refrigerators and freezers. For those who desire air conditioning, most villa owners prefer split units over a central system, but both are available.
Construction Time
The time required to build yours is 6 months to one year, depending homeowner's requests and budget. Contractual compliance with penalty clauses is available from well established builders recommended by Sea Horse Ranch.
